Capitol Hill Attached infill – Sold in first day on market for 99% of asking price. Note: A beautiful new property in an inner city area where there are dozens of new infill’s on the market at any given time.

Sandstone Bungalow – Sold in 12 days for 97% of asking price.  Note: This home was on a busy main community street.

Huntington Hills Condo – Sold in 33 days for 97% of asking price. Note: There was significant competition in this complex with several other units on the market to choose from.

Coventry Hills Bi-level – Sold in 55 days on market for 95% of asking price.  Note: this home is a two – suited home located in a young family oriented neighborhood and was listed by others for 183 days without a single offer.

Beddington split level – This home sold for just over full asking price after only 18 days on the market.  Note: This home had some improvements (but would be not considered significantly renovated) and shows how correct pricing can work to your advantage.

MacEwan 2 storey – Sold in 66 days for 92% of asking price.  Note: No significant improvements from original.

Coventry 2 Storey – Sold in 10 days for 99% of asking price.  Note: Located on a busy street during school hour drop off and pick up hours.

Cranston Estate Home – Sold in 41 days for 98% of asking price. Note: This home was previously on the market with others for 132 days without an offer.

Country Hills Village Condo – Sold in 22 days for 100% of asking price.  Note: Located in a competitive area and an adult only complex – greatly reducing the amount of active buyers able to purchase in such a (adult only) complex.

Hamptons Townhome – Sold in 15 days for 97% of asking price.  Note:  A quick sale showing how following recommendations to update a small portion of the homes flooring can benefit the Sellers ultimate sale price.

The market for Calgary office space is expected to be the tightest in the country by the end of next year.

Calgary is expected to experience the tightest office market in the country by the end of 2012, with Class A vacancy “scraping the bottom of the barrel at 1.2%,” says a report released earlier this week by Cushman & Wakefield. 

The report says the City’s office market is once again in the midst of a boom cycle and competition for skilled labour is becoming “fierce.”

Bob MacSougall, senior managing director for C&W Calgary, said high oil prices, combined with strong continued capital investment in heavy oil products in northern Alberta have been the primary drivers behind the strong office demand.

After seven days of deliberations, City Council has finally approved it’s operating budjet for next year. The vote was 13-2 in favour of a 6 per cent property tax hike.

A Growing Number of Landlords Are Enforcing Smoking Bans

We’re used to seeing “no smoking” signs in public places – like airports and restaurants. According to MSNBC, a growing number of landlords are enforcing smoking bans in more private places – like apartment complexes and condos. In fact, the US Department of Housing and Urban Development recently issued a notice encouraging landlords to consider smoke-free policies, which would essentially force people to stop lighting up in their own home! You can probably guess why.

Rita Turner directs the Center for Tobacco Regulation, Litigation and Advocacy at the University of Maryland Law School. She says many landlords are being sued these days, as people wake up to the reality that cigarette smoke doesn’t stay in one place. In apartment buildings, it can seep through doorways and vents, and enter other apartments down the hall, or even on other floors. There’s no such thing as “risk-free” exposure to secondhand smoke. Research has shown it’s very dangerous to your health – causing everything from asthma, respiratory infections, sudden infant death syndrome, heart disease, and – of course – lung cancer.

So far, most landlords say adding a “no smoking” clause to their lease has attracted more residents than it’s detracted. In fact, some landlords now advertise their smoke-free living spaces among other popular “green” amenities – like saline swimming pools, solar-powered trash compactors, or recycling bins. That doesn’t mean you have to move if you live in a building that still allows smoking. Lawyers say most apartment leases have something called a “nuisance clause.” It’s there to protect you from neighbors who make excessive noise, or do things that put your safety and well-being at risk. So, if a neighbor’s smoking bothers you, you have the right to file a complaint based on that “nuisance clause.”
