Calgary Air Quality Warning Issued

Alberta Health Services is issuing a precautionary fire smoke advisory for the Calgary area due to that fire on the Tsuu T’ina Reserve.
Officials say people most affected by the smoke will be those who suffer from asthma or those with existing heart conditions.

Housing Trends: MLS® Housing Price Index coming to Calgary

The MLS® Housing Price Index (HPI) is coming to Calgary in February, as part of a nationwide rollout involving boards in Canada’s largest cities.  It’s an exciting new tool that CREB® has developed in cooperation with four other boards and the Canadian Real Estate Association. 

The average price in market can vary widely from month to month, depending on volume shifts in various price segments.  Reporting the average price can sometimes falsely exaggerate trends, causing confusion with your clients.

The new Housing Price Index (HPI) uses a new standard that takes into consideration such items as lot size, age of building, number of rooms and many more factors.  It’s a way of comparing apples to apples, much as the Consumer Price Index uses a standard basket of goods to determine cost of living.

What does this mean for you, the home owner?  More comprehensive and more pure data than ever before – data you can use for understanding future price trends and estimating current market values. 

What does this mean for the Corley Team? It will be an improvement to the statistics currently available to us, and we will continue to do what we have always done to value properties… by physically comparing comparable properties in person, rather than relying soley on statistics – allowing us to arrive at an honest opinion of value on your property.

The HPI is expected to become available early in February 2012.

 

Ten tips for selling your home in winter

What makes selling a home more stressful?  Selling it in the middle of winter.

The lawn is brown, the weather is usually bad and, unlike the longer days of summer, you have less time to show it off during daylight hours.

But not everyone has the luxury of waiting until the traditional spring or summer home-buying season to plant that ‘for sale’ sign.  And while it’s true that in most areas you’ll probably have fewer buyers during the winter, you will have less competition from other sellers.

The season makes staging – the concept of showing your house at its best – even more important.  But be prepared to put a little effort into it.  It is more difficult to make something look really appealing this time of year, but if you do it right, you can really make your house stand out.   Read the rest of this entry »

Its a great weather weekend to get out an enjoy some Christmas light displays!

Our fabulous Chinook weather weekend has offered us a fabulous oppoortunity to get outside and enjoy the many Christmas light displays around our city!

Of course there is the always spectacular ZooLights!  But here is a list of some other fabulous displays around town.

Lake Chaparrel – This fabulous community association turns the big hill alive with color over the holidays creating a forest of Christmas Trees! 

Arbour Lake – The trees surrounding the lake and the community centre all decorated all along- making it a great place to walk with the kids!

Airdrie Festival of Lights – This is probably the largest Christmas light display around and it is totally free! Stop by and enjoy face painting and entertainment in the tent, a train ride, hay ride, or go for a skate on the pond!  The pathways are lit up and plenty of parking at both ends make it a fabulous time!  (Barbs note: one year they even were giving out camel rides for the kids.  YES, camel rides.  – It had to be freezing the poor camel!)

Lions’ Festival of Lights – 100% Green.  Just one glimpse of the lights from 14 Street NW is just a sampling of how much the festival brings to the community.  100,000 light bulbs and thousands of volunteer manhours all come together to put up the biggest no-entry fee light show in Calgary.  And did you know… the 100,000 bulbs on 4,000 strings using 50 kW per hour, only cost $25.00 a day!  That is amazing!  This is a not to miss show- that you dont have to just do the ‘drive by’.  Stop and take a walk through the village and more!  This light show sees approximately 53,000 visitors a day!

96 Avenue NE Extension to Deerfoot Trail @ Airport Trail

This project has been ongoing since 2010 and is scheduled for completion in 2012 including the regional parkland pathways.  It will be a six lane extension of 96 Ave NE from Harvest Hills Link east to Deerfoot Trail.  It is taking so long due to three bridge structures- one over the CP Railway tracks and two over Nose Creek.  For diagrams of the project, click on this link.

John Laurie BV/Shapganappi Trail Intersection Improvement

This instersection currently experiences significant a.m. and p.m. peak period congestion that is complicated by the physical arrangement of the northbound/southbound lanes on Shaganappi Trail.  Although the intersection is a candidate for interchange construction, it is not part of the current ten year stategic plan.  As such, a smaller investment at this time, to improve the intersection will effectively extend the life of hte intersection while providing additional benefits to Calgary drivers.  (Barbs note: You know what this means- the future plans of a long needed interchage will be pushed back even further!)  The project is currently having supplies delivered to the site and work will commence spring 2012.  The Link to the diagram shows Shaganappi Trail widened to three lanes in both directions and both turn lanes will be dual turns and lengthened.  You will also see an earlier exit ramp from Northbound Shag to East bound John Laurie.

This winter is the first year of a trial program run by The City in an effort to clear our streets of snow and provide us with safer roads on days we receive significant snowfalls.  If you live on a street declared a Snow Route you will see the big blue signs along the street with the large snowflake on them.  The City website has a very comprehensive and technologically advanced information system to keep us all updated on declarations of Snow Events, snow route parking, road conditions maps, and more.  You can even download an iPhone app providing real-time information on current road conditions to help driviers navigate the winter roads and will allow you to view: Priority 1 routes, Priority 2 routes, traffic cameral locations, as well as plow and sander locations!  (To download this app go to the App Store and search for ‘City of Calgary Road Conditions’ ). City residents (whether you live on a snow route or not); may want to sign up to receive updates from The City and get instant up to date information when a Snow Event is declared and removed.  You can do so through this link.
